Safety, Security, and Comfort
Life at our retirement facilities is comfortable, dignified, and secure. Most facilities are equipped with elevators, community rooms, and emergency pull-cords, in-house mail, and laundry facilities. Pets are allowed providing they meet the facilities' pet policy.
Most units have individually controlled heating and cooling. All units have wall-to-wall carpeting, ample closet space, and efficient floor plans. Each apartment has a window view and a kitchen, which features a full-size refrigerator and range. The building is well-designed to provide security while affording a large measure of independence. You never have to worry about any outdoor and indoor maintenance.
How the Program Works
The Department of Housing and Urban Development (HUD) 202 Program offers rental assistance for seniors who meet the requirements of the federal program. Rents are based on a resident's adjusted gross income which is calculated by subtracting approved medical expenses from their income. The resident then pays 30% of the adjusted income for rent and utilities.
Residency Requirements
Residency Requirements have been determined by the United States Department of Housing and Urban Development (HUD). To be eligible for an apartment under the HUD 202 program:
- You or your spouse must be at least 62 years of age or older (with the exception of Glenridge Terrace, Ross Knotts, and Donald E. Lewis).
- You must be able to meet the posted criteria stated on Tenant Selection Plan (for all communities except Glenridge Terrace.) For Glenridge Terrace Tenant Selection Plan only click here.
- You must have an annual income consistent with HUD guidelines for income maximums (see application packets.)
- All facilities comply with Federal Fair Housing regulations, accepting age-qualified residents without regard to national origin or gender, race, color, religion, disability, or familial status. We do not discriminate on the basis of disability status in the admission or access to, or treatment or employment in, its federally assisted programs and activities.
- Interpretive services may be scheduled upon request.
